The Brief

Two derelict stone barns were being transformed into high-spec holiday lets. The owners wanted:

• Contemporary comfort that blended invisibly with rustic architecture.

• Robust security and accessibility for remote management.

• Energy-efficient automation to minimise running costs.

Our Solution

Integrated Renewables delivered a turn-key smart-home electrical package, designing and installing every cable, device and line of Loxone logic from day one of the build:

1. Infrastructure (First Fix)

   • Full distribution boards, containment and Cat 6A backbone ready for future upgrades.

   • Redundant tree cable and alarm cable for future uses.

2. Smart Controls (Second Fix)

   • Keypad entry on main doors for self-check-in automatically configured with their website.

   • Loxone Touch Pure light switches with multiple dimming and scenes.

   • Warm-white LED tape recessed in exposed beams for architectural accenting. RGB led tape to accentuate the stone walls.

   • Security contact sensors on every window & external door.

   • Moisture detectors under showers, toilets and sink traps trigger push notifications and water-shut valves.

   • Smart sockets & circuits that cut power to different circuits if presence is not detected.

   • Audio Server provides voice alerts (“Log Burner Too Hot”) plus multi-room background music/ welcoming tones.

3. Programming & Handover

   • Custom scenes: Full, Dimmed, Movie.

   • Remote monitoring app configured for the owner.

   • One-hour on-site app tutorial and a digital quick-start guide.

Key Benefits

• Energy savings: Significant reduction in electricity use compared to the owners’ previous rental cottage – achieved through smart occupancy-based cut-offs, efficient LED lighting, and automatic heating shutdown when doors or windows are left open.

• Always-on security: Instant push notifications and automatic lighting deterrents activate if a door or window opens while in Away mode, ensuring 24/7 peace of mind.

• Damage prevention: Moisture sensors detected a hidden leak behind the shower in just the second week, avoiding extensive damage to internal wall panels and saving on costly repairs.

• Autonomy: Integrated directly with the client’s website, smart access codes are automatically generated and deactivated with each booking – enabling seamless, hands-off guest check-ins.

• Remote Support: Any issues with access, lighting, or heating can be resolved remotely via the Loxone app – minimising disruption for both guests and the property owner.

• Future-proof: The cabinet was designed with spare DIN-rail space and extra network cabling, allowing for easy expansion – whether it’s adding more Loxone modules, lighting circuits, or new sensors as future needs arise.
